PROJECT: Rondo Community Land Trust New Single Family Homes

LOCATION
St. Paul, Minnesota

PROJECT DESCRIPTION
These two new single family three-bedroom homes incorporate both traditional style and innovative construction and financing techniques. The scale, style and details of the homes recall those of other homes in the surrounding historic neighborhood, allowing these new homes to blend comfortably into their context. The client's desire to use building materials in an environmentally responsible way led the team to incorporate many reclaimed building materials into the homes, including hardwood floors, exterior redwood trim, interior doors, wood casing, and light fixtures. The reclaimed materials were salvaged from other buildings in the metropolitan area slated for demolition and then prepared for reuse in these homes. Long-term costs and durability were also considered when selecting new building materials for use, leading the team to select quality cabinets and exterior finishes of stucco and fiber-cement siding. Because each home's lot was established as part of a land trust, the affordability of these homes to future homebuyers is ensured, while allowing current owners to accrue valuable equity.
